MARKET UPDATE - EXPECTATIONS FOR FIRST HALF OF 2021

While January is typically a slow month for real estate, this year, we anticipate fewer transactions than ever. That said, I’m very confident this won’t lead to a drop in prices, because there are still people out there that need to buy a home, and there are still not enough homes to buy! When we went into COVID lockdown last March, there was so much unknown about how it would affect the economy, and so consumer confidence hit a low. As a result, we did see a slight dip in house selling prices as sellers were willing to accept lower offers. But that was temporary: the market came roaring back to life by summer, and 2020 ended with the third-highest volume of transactions ever reported by the Toronto Real Estate Board, and the highest average prices. Ever.

Now we are veterans at this stay-at-home-order thing, and we know how this story ends. In fact, we will end this new lockdown with even more optimism as the vaccine is starting to evolve throughout our communities and we can see an end to it all. Our hearts go out to those who have lost loved ones to this awful virus. I hope the world will emerge to be more aware, educated, and empathetic than we were before this pandemic.

THE HOUSE OF 2021: How Lockdowns are Influencing our Reno Plans
Not since the uncertainty of post-9/11 have we seen such a gravitation towards the home. Cocooning. Nesting. Call it what you will, we are spending more time inside our homes and have been using them differently than before. So what will the home of 2021 look like?

Just listened to a great interview with decorator Steven Sabados on the podcast series REAL TIME by the Canadian Real Estate Association. He sees these trends evolving:

Comfort is Key. Homes of 2021 will be less about aesthetics and more about function and comfort. (Personally, we'd prefer both!)

The Classroom is the new Dining Room. Formal dining has gone out the window — we can eat in the kitchen! At the same time, we’ve got to get our desks out of our bedrooms. So we’ll be turning our dining rooms into boardrooms/offices/classrooms.

Basements are the new Cineplex. Sales of big-screen TVs and super-sized sofas are through the roof — and they’re going into the basement to make deluxe home theatres. Sabodos advices AGAINST using our basement as a home-office. Dark spaces lead to burrowing and sleepiness. If possible, keep the office upstairs so the light and space can give you energy and inspiration.

Retreats are the new Backyards. Put greenery on your balcony, but some bird feeders on the lawn. Consider a water feature for some zen.

Staycations are the new Vacations. We travel to switch things up, to stimulate the senses. So if we can’t travel, what can we do to achieve that variety at home? Maybe add brighter colours. Definitely, add more plants — they’ll feel tropical but also balance out all the hard cold surfaces of the technology devices we’ve got at home now!

Clean Technology is the Upgrade of the day. Just having air purifiers is soooo last year. Touchless faucets, self-flushing toilets, or anything else that will prevent us from touching what other people have touched, will be popular upgrades. Check out this closet that disinfects your clothes! Or antimicrobial kitchen lighting that disinfects your counter tops while you sleep.

It slices, it dices. Convertible multi-use furniture, e.g. coffee tables that convert to dining tables, Murphy-beds, flip down desks. Our rooms are serving multiple purposes now so our furniture will need to do the same.

Yin & Yang Pantone announced that their colours for 2021 are - as we posted as one of our “Top 3 Thursdays” - Illumination & Ultimate Gray — an optimistic bright alongside a stable neutral. Because we all need optimism and stability right now.
